Where we place schools, homes, and parks relative to highways and industry determines who breathes what, and those decisions are nearly impossible to reverse.     𝐆𝐢𝐯𝐞 𝐭𝐡𝐢𝐬 𝐚 𝐦𝐢𝐧𝐮𝐭𝐞. A few days ago someone commented on my post saying real estate is a major contributor to pollution and that people from this industry shouldn’t even talk about environmental issues. It made me pause. Not because I wanted to “give it back,” but because it’s partly true, and also deeply incomplete. Yes, construction is responsible for a big footprint. Nearly 39% of global CO₂ emissions, around 40% of the world’s energy use, and a major share of dust and particulate pollution. These are facts, and we should never run away from them. But here’s the other fact: cities are growing, populations are rising, and housing is not optional. Construction will happen, you know it, and I know it. So the real question is: should it happen blindly or mindfully? See, we aren’t perfect. We’ve never claimed to be. But are we making improvements? Yes. Are we thinking about future generations and how what we build today will shape their lives? Absolutely. Are we committed to learning, innovating, exploring new ideas and real solutions? Yes, yes, and yes. And will we stop discussing the issues of our time, or stay silent about pollution, just because we’re in real estate and are expected to “stay numb”? No. We shouldn’t. And none of us should. If construction is inevitable, then the responsibility to build smarter, cleaner, and better is on all of us. Silence doesn’t create solutions. Honest conversations do. This is exactly why we are building The Wellness City, India’s first bioclimatic township, a development that works with nature instead of against it. ✔️ We are planting more greenery than the site originally had, increasing biodiversity instead of reducing it. ✔️ We use materials that reduce environmental load instead of adding to it. ✔️ Bioclimatic design means homes that stay naturally cooler, use less energy, and rely more on climate than machinery. ✔️ We are integrating clean mobility, water-sensitive planning, and landscape-based cooling. ✔️ Our goal is not just “less harm” it’s active environmental healing through design. So yes, construction contributes to pollution, but pretending that stopping construction is an option is unrealistic. What is possible is changing how we build. If millions of new homes must rise, then they should rise with responsibility, science, and respect for the planet.     🌳 The biggest mistake in city planning isn't building roads. It's believing trees must disappear to build them. Development and trees are not enemies. Poor planning is. This week, citizens in Dehradun reminded us of a powerful truth: Progress doesn't have to come at the cost of nature. For too long, cutting mature trees has been treated as the easiest solution. But "easy" isn't the same as "smart." Every mature tree removed today leaves behind a hidden bill: 🌡️ Hotter streets. ⚡ Higher electricity costs. 💨 Poorer air quality. 💧 Reduced groundwater recharge. 🌍 Less climate resilience for future generations. The developer may save money today. But communities pay the environmental cost for decades. The real question isn't: "Can we build?" It's: "Can we build better?" The world's most resilient cities don't choose between development and nature.     When we talk about development, we usually talk about buildings. But the real story of a city is written underground, between trees, and in the way water moves. Every park, campus, mall, or public space quietly carries responsibilities: • Where will the rainwater go? • Will the soil support life or slowly die? • Can trees survive here long-term — not just for inauguration photos? • Will birds, insects, and people feel comfortable in this space? Landscape & ecological planning is not about adding greenery at the end. It begins much earlier — with understanding soil, water, climate, and living systems. Good planning doesn’t shout. It simply prevents problems: less flooding, healthier plantations, cooler micro-climates, spaces that feel calm, safe, and usable. Sustainability is often treated like an easy word. In reality, it’s a layered system that connects environment, comfort, and long-term city health. The cities we design today won’t just be places to live. They will decide how nature survives tomorrow.     Net-zero is not enough if you destroy the habitat. A truly resilient building does not only reduce emissions: it must preserve the ecological continuity of the place it occupies. Real estate has learned to speak about carbon. But it still speaks too little about the biophysical matrix. Because an asset can be “net-zero” in operation and still fragment an ecological corridor, seal living soil, displace pollinators or impoverish local biodiversity. That is not resilience. It is incomplete accounting. Buildings account for around 31% of global final energy demand, and embodied emissions represent 18% of global CO₂ emissions linked to the sector [IPCC, 2022]. But carbon is not the only risk. Life also has a spatial structure. IPBES states that more than 75% of global food crop types depend, at least in part, on animal pollination; and almost 90% of wild flowering plants depend on animals for reproduction [IPBES, 2019]. When a development interrupts routes for insects, birds or small vertebrates, it damages an invisible infrastructure of ecosystem value. URBATURE designs from this question: how can a building allow life to move through the project? This is not about “adding green”. It is about continuity: • rooftops and terraces as ecological stepping stones • planted façades with species useful to pollinators • living courtyards connected to soil, not isolated planters • permeable ground able to infiltrate water and sustain microbiology • corridors of shade, humidity, food and refuge • biodiversity metrics: permeable m², native species, connectivity, water retention, wildlife use In the European Union, sealed land reached 110,702 km² in 2018, equal to 2.7% of the territory, with a 3.4% increase between 2006 and 2018 [EEA, 2024]. Every masterplan that reduces sealing and restores soil lowers ecological obsolescence, regulatory exposure and reputational risk. The caveat is essential: architecture does not regenerate alone. It requires ecological diagnosis, maintenance, water, healthy soil, community management, regulation and urban continuity beyond the plot boundary. But the premium standard is changing. The future will not be only low-carbon buildings. It will be architecture capable of integrating into the biophysical matrix and measurably increasing the ecological functionality of the asset.     Imagine living inside a self-sustaining ecosystem. Residential design shapes how people use energy, access nature, and live in community. As the UN Environment Programme emphasizes, “the building sector holds the greatest immediate opportunity for climate mitigation.” The Global Climate Design Awards (GCDA) nominees in residential architecture are proving how homes can evolve into micro-ecosystems that support both human and planetary wellbeing. Here are a few of my favorites: 🌿 Atri – A Sustainable Oasis (Sweden) by Naturvillan blurs the boundary between indoor and outdoor life. Enclosed within a glass envelope, this circular home uses solar energy, greenhouse systems, and biological cycles to create a regenerative living environment. Atri produces food, captures heat, and stabilizes its own microclimate—demonstrating what’s possible when homes behave like ecosystems rather than machines. 🏘️ UN17 Village (Denmark) by Sweco Architects is a landmark in climate-conscious community design. Through biobased materials, low-carbon concrete, passive strategies, and integrated biodiversity corridors, the project aligns with all 17 UN Sustainable Development Goals. It’s one of the most ambitious examples of sustainable residential development anywhere in the world. 🌿 Maativan Retreat (India) by Studio Matter celebrates vernacular intelligence and regenerative living through rammed-earth construction, passive cooling, and nature-integrated design. Surrounded by forest, the project minimizes operational energy while maintaining thermal comfort without mechanical systems. Its material palette—earth, timber, and lime—supports carbon reduction and local craft traditions. As the The World Bank Bank notes, “bioclimatic and passive building strategies can reduce energy loads by up to 80% in warm climates.” Maativan Retreat shows how residential architecture can harmonize with climate, land, and culture, offering a restorative model for future homes. Across these nominees, a clear pattern emerges: 🔹 Homes designed as resource-generating systems 🔹 Neighborhoods centered on biodiversity and human wellbeing 🔹 Passive strategies reducing the need for mechanical energy 🔹 Materials chosen for circularity and low carbon The future of housing is not simply low-impact.     Really interesting research looking at how "... environmental cues shape social behaviour, influence stress physiology, and ultimately affect health outcomes," informed by evolutionary theory and our evolutionary history, via ProSocial World. From this summary article: "These theoretical perspectives and our empirical findings can be integrated into a coherent evolutionary account of neighbourhood effects. The absence of environmental maintenance serves as a reliable cue about local social dynamics. This cue signals to the observer: 'People here lack the capacity or motivation to maintain their shared environment, suggesting diminished availability for prosocial behaviour.'" "According to the Generalized Unsafety Theory of Stress (GUTS; Brosschot et al., 2018), the human stress response remains chronically active in the absence of safety signals, even without the presence of explicit threats. In line with this framework, the persistent environmental neglect triggers a cascade of physiological and behavioural responses: visitors become less trusting and cooperative, while residents experience sustained stress responses. Over time, this leads to measurable biological effects, such as elevated inflammation markers and increased allostatic load, as reflected in the elevated CRP levels we found in areas with poor maintenance. These physiological changes may ultimately contribute to the development of various health pathologies." "In human contexts, disorder in the environment creates an unrelenting 'call to action' that remains unfulfilled—essentially an unaddressed environmental demand for attention. This constant reminder of unresolved problems generates an ongoing psychobiological burden, imposing additional stress on residents already functioning under resource constraints. The result is a feedback loop of environmental strain and physiological response that further compounds the health impacts of neighbourhood disorder." "For policymakers and urban planners, these findings underscore the importance of investing in the physical upkeep of residential areas, particularly in disadvantaged communities where resources for maintenance may be scarce. Such investments may yield substantial returns in terms of population health and reduced healthcare costs." "An evolutionary lens provides valuable insight into the mechanisms linking neighbourhood characteristics to social behaviour and health outcomes. By understanding these connections as adaptations to our ultrasocial nature, we can better address the complex challenges of creating built environments that support human flourishing."
