    Real estate billboards don’t sell homes anymore But you know what does? My friend was apartment hunting. He scrolled through listings, toured a few sample flats, and got the same rehearsed sales pitch every time. → “Luxury lifestyle” → “World-class amenities.” → “Once-in-a-lifetime investment.” Blah, blah, blah. Then, he found a YouTuber who did a raw, unfiltered walkthrough of a new project. No fancy edits. No corporate nonsense. Just real talk—the pros, the cons, and whether it was actually worth the price tag. That’s when he finally booked a site visit. This is why influencer marketing is eating traditional real estate ads alive. Why old-school real estate marketing feels like a scam 1) Billboards with random people laughing on a balcony? Cringe. 2) Brochures promising “elevated living” with stock photos? Bro, it’s a 2BHK with a leaking tap. 3) Sales guys sound like a broken record? Pass. Reality check: 77% of homebuyers now rely on social media and online videos to research properties. Why? Because nobody trusts glossy ads anymore. How influencers are selling homes faster than developers ✅ Raw & Real > Polished & Perfect – Show the actual property. Not a 3D render from Narnia. ✅ Short-form Video > Boring Brochures – Insta Reels, YouTube tours, Snapchat home walkthroughs = more eyeballs. ✅ Influencer FOMO = SOLD OUT Projects – A trusted creator saying “This project is going fast” > a sales rep sending "Just following up on our last conversation..." emails. ✅ Behind-the-scenes content = Hype – Site visits, construction updates, homebuyer testimonials = engagement gold. Real estate brands that keep doing the same old crap? RIP. Brands that understand real people trust real opinions? They’ll sell properties faster than a metro station price hike. After analyzing their email account, here are our main recommendations to revive their email marketing channel: 1. Strategic Email Segmentation: Currently, your emails lack personal relevance due to a one-size-fits-all approach. This is a crucial area to address. Action Plan: Implement segmentation based on purchase history, engagement levels, browsing behavior, and demographic information. 2. Personalized Content Creation: Generic content won't cut it. Your audience needs to feel that each email is crafted for them. Action Plan: Develop emails specifically tailored to the different segments. This includes curated product recommendations, personalized offers, and content that aligns with their interests. 3. Subject Line A/B Testing: Your current subject lines aren't doing their job. You need to be implementing ongoing A/B subject line tests, as this is low-hanging fruit to improve your open rates.     I’ve witnessed many excellent real-estate projects fail due to a misaligned go-to-market (GTM) approach—not because they were poorly designed or priced incorrectly. Brochures and waiting for leads to come in are no longer the mainstays of a launch. Every move counts in this exact, high-stakes game, which includes design, product concepts, pricing, payment plans, phasing, channel mix, customer personas, sales training, digital touchpoints and market research. And it’s not easy to get it all right. Three themes emerged in some of the most successful launches I’ve worked on: 1. Team Alignment: At the outset, design, product, operations, marketing, sales, CRM and even finance were seated at the same table. 2. Customer Truth over Intuition: Real market input—not simply internal opinions—was used to validate assumptions. 3. Execution Obsession: Every touchpoint, from campaign launch to site inspection, was examined, rehearsed and refined.     Cold Calling is the trend of 2024?! Starting from the end of last year, most queries I’m getting from my corporate clients are about secondary market operations. Owners and company CEOs are overseeing market trends and understand that focusing solely on off-plan sales and feeding sales teams with leads from social media campaigns will not suffice when the market eventually shifts. Nowadays, it’s not only about selling ready properties - completed, tenanted, or owner-occupied. There is significant potential in building relationships with investors whose properties are about to be handed over and who are returning to the market as sellers or landlords. Despite all the technological progress over the past five years, people buy from people. No chatbot can communicate value and convince a landlord to list their property with a specific agent. Working with sellers requires a completely different sales process. Agents accustomed to quick 7% commissions from developers will be the first to leave real estate unless they master a new set of skills. Here is the plan I teach and implement with my current corporate clients to establish a secondary market division: 1. Developing a Value Proposition: Create a company value proposition that is unique and fits the seller’s needs, answering all questions on why they should list their property with your company and pay an additional 2%. 2. Step-by-Step Area Study Plan: Equip agents with a precise plan to become area specialists. 3. Mindset and Communication Skills Training: Transition from “Hi - Are you interested in selling or renting your property? Please save my number” to engaging conversations where the seller sees the agent as a trusted advisor, not just another annoying real estate person. 4. Creating a Sales Structure: Nurture leads through effective follow-up systems that are easy for agents to execute.
